Have you seen today's manufactured home? If not, you'll be pleasantly surprised. Today's manufactured homes are no longer the trailers of decades past.
A short supply of affordable housing after World War II caused the industry to build homes just large enough to house a veteran and his family. However, these homes were able to be moved from location to location, and the name "trailer" began to stick.
In the 1960's, when demand emerged for more living space, larger trailers with more amenities made their appearance. They satisfied a segment of the market, but of course, they were still mobile, and the public wanted more. From this demand, the mobile home was borne. Thanks to the National Mobile Home Construction and Safety Standards Act, known as the HUD Code, mobile homes became the only form of private, single-family housing subject to federal regulation. This regulation more clearly defined mobile homes as buildings, which led to the use of the words "manufactured home" and "manufactured housing".
Today's manufactured homes come with many of the standard features typically found in a site-built home: living and dining rooms with vaulted ceilings, skylights, fireplaces, modern kitchens with island countertops and premium appliances, large bedrooms with walk-in closets, bathrooms with whirlpool tubs, ceramic tile, hardwood floors and more! The options are almost limitless!
In addition, new architectural styles and superior exterior details make these homes virtually indistinguishable from site-built homes, allowing them to blend in seamlessly with other forms of housing. Are you looking for homes with gabled ends, bay windows, awnings, decks carports or garages? They are available! Is energy efficiency important to you? Many of the new manufactured homes are Energy-Star labeled, which means they contain enhanced insulation, more efficient heating and cooling equipment, and can provide homeowners with substantial savings on their energy costs!
Unlike site-built homes, manufactured homes are fabricated in a factory setting, where the controlled environment protects construction materials from inclement weather, theft and vandalism. Manufactured home builders benefit from economies of scale that result in being able to purchase in large quantities which are delivered to centralized production facilities instead of multiple building sites. What does that mean for the manufactured home buyer? Construction costs that typically average 10% to 35% below comparable site-built housing (excluding land costs), quality standards which, in many respects, surpass site-built homes and a manufactured home purchase price that is far more affordable than most site-built housing.
Today's manufactured homes offer homebuyers an exciting opportunity to find the perfect home to fit their active lifestyle. Sun Communities welcomes the opportunity to provide you with an affordable neighborhood environment you can proudly call "home".
